A garage collapse mess, Chamblee's tech-cop era, and the school zone shuffle

Residents Frustrated After Brookhaven Apartment Garage Collapse (April 04, 2026) Imagine coming home and finding your parking spot—and maybe your car—trapped under a pile of concrete. Residents at a Brookhaven complex are still dealing with the messy fallout of a recent garage collapse, and to say they're "unhappy" is a major understatement. It's a logistics nightmare that has turned "working from home" into "stuck at home" for far too many of our neighbors.

Chamblee police launch real-time crime center to boost citywide safety (March 31, 2026) Chamblee is entering its tech-hero era with a brand-new Real-Time Crime Center designed to keep a digital eye on the streets. By integrating cameras and software from across the city, officials hope to catch trouble as it happens rather than just filing reports after the fact. Big Brother vibes aside, it's a significant shift in how our local streets are being monitored.

DeKalb schools Student Assignment Plan will only work by rebuilding trust (April 04, 2026) The biggest conversation around the dinner table this week? The county's sweeping new Student Assignment Plan, which has families from Ashford Park to Murphey Candler doing a double-take on their school zones. While the goal is to fix overcrowding, plenty of parents are feeling skeptical about how this school shuffle will actually impact their kids' daily routines.

Registration open for 37th Annual DeKalb County Senior Olympics (April 05, 2026) Think you're fast? Wait until you see the neighbors over 50 showing off at the 37th Annual Senior Olympic Games. Registration is live for the May events, covering everything from swimming and track to more low-key competitions. It's basically the most wholesome way to prove that age is just a number—and maybe earn some serious local bragging rights.

GOVERNMENT

Office-to-apartment swaps, traffic gripes, and mandatory license plate cams

Note: it’s an unusually quiet week as many governing bodies take spring break; if you’re new here, you can see what this section usually looks like in prior issues

Past Week Roundup

City of Brookhaven
The Planning Commission spent much of the week tackling the "office-to-residential" evolution currently reshaping the city's commercial hubs. The headline item was a proposal to replace a 40-year-old plan for a large office tower (5005 Summit Blvd.) with a new 280-unit apartment complex featuring ground-floor retail and a public plaza. This move matters because it reflects a local office vacancy rate nearing 30%; city planners are increasingly looking to housing to revitalize underused land that has sat dormant for decades. However, the plan has triggered a tug-of-war between growth and infrastructure, with residents voicing concerns about worsening traffic at already-congested intersections and the cumulative impact of several thousand new units hitting the area at once. For locals, this serves as a major test of how the city balances the urgent need for more housing with the daily reality of road capacity and school enrollment.

In addition to specific projects, the Commission is moving forward with citywide rule changes that would update how the city handles "nonconforming" properties and defines household living. While these zoning amendments are technical, they are the "fine print" that determines what owners can do with older buildings that don't meet modern codes and how the city regulates different types of residential living arrangements. The Commission also highlighted a growing priority for local law enforcement: a request that all new major developments install license plate readers and security cameras that link directly into the city's real-time crime center. This signals a clear shift toward integrating private residential developments into the city's broader public safety and surveillance network.

Meetings This Week
- City of Chamblee — Downtown Development Authority Special Called Virtual, April 07, 2026 at 4:00 PM — The authority is moving toward the final construction phases for the City Center, focusing on securing bond financing for new retail and apartment spaces and finalizing a land sale on Broad Street. The meeting also includes a project timeline adjustment for the Greystar development to ensure the downtown project stays on track.
- City of Brookhaven — Arts and Culture Commission Regular, April 08, 2026 at 5:30 PM — Commissioners will review a proposal for new murals from Living Walls and discuss updates for a major art installation in the new City Centre atrium. The meeting also addresses maintenance for the existing neighborhood crosswalk art at the intersection of Windsor Parkway and Osborne Road.

CONSTRUCTION

Office renos, a new market kitchen, and the Buford Highway cone zone is back

Permits
- 4151 Ashford Dunwoody Rd — The office towers at Northpark are getting a substantial facelift. We're talking full-floor renovations on the 1st, 3rd, 5th, and 6th floors, plus work on two levels of the basement. It looks like a major corporate glow-up is underway—let's hope the construction crews don't hog all the good lunch spots.
- Rincon Latino Market — Get your grocery bags ready! There's a $55,000 interior kitchen renovation in the works for this proposed market. Between the health department reviews and the plumbing upgrades, they're clearly getting everything spic and span for a grand opening.
- 5080 Peachtree Blvd (Ste 200) — More office action in Chamblee near the Rail Trail. They're installing new partitions, finishes, and lighting. It's always a win to see these commercial spaces actually getting filled.
- Around the Neighborhood — It was a relatively quiet week for residential projects. There were 11 minor permits filed, mostly for "dead and hazardous" tree removals and small alterations totaling about $4,000. If you hear a chainsaw this week, it's probably just your neighbor finally dealing with that leaning oak.

Road Work

Under Construction
- SR 13 / Buford Highway Resurfacing (DeKalb County) — The main drag is getting a much-needed makeover. Crews are out resurfacing SR 13 from the Fulton County line all the way through Chamblee Tucker Road. It's a long stretch, so expect some orange cone fatigue and potential lane shifts on your way to dinner or the shops.
- Peachtree Industrial Blvd Signal Optimization (DeKalb County) — Tech crews are working on the signals between Peachtree and New Peachtree. It might feel a bit stop-and-go while they optimize the flow through Chamblee, so give yourself an extra minute if you're navigating that corridor.
- Ashford-Dunwoody Road at I-285 (DeKalb County) — Relief is (hopefully) coming to the I-285 Eastbound ramp. They're adding a third lane to help funnel traffic toward I-285 North and relieve the bottleneck. It's a tight squeeze near the interchange right now, so keep your eyes peeled for construction equipment.
- PATH 400 Trail Extension - Segment 2 (Fulton County) — Just over the line near Windsor Parkway, work is moving forward to connect the next piece of the PATH 400. Since this sits right on the edge of Historic Brookhaven and Sandy Springs, expect some activity and construction crews near Windsor and Baroque Circle.

Construction Work Program
- Ashford Dunwoody Road at Windsor Parkway (DeKalb County) — This messy intersection is finally getting the TLC it deserves with major safety and operational upgrades. It's funded and moving toward construction, so prepare for your Ashford Park commute to get a little "orange" in the near future.
- Chamblee Rail Trail Extension (DeKalb County) — Big news for the car-free crowd: the rail trail is slated to stretch from Pierce Drive north toward Peachtree Boulevard and Chamblee Dunwoody Road. It's moving through the pipeline, bringing us one step closer to a fully connected trail system.
- Shallowford Road Pedestrian Upgrades (DeKalb County) — Walking Shallowford is about to get a lot less sketchy. This project will add a wide 10-foot shared-use path on the west side and a new sidewalk on the east between New Peachtree and Chamblee Dunwoody. It's a major win for neighborhood walkability.
- I-85 Pavement Markings (DeKalb & Gwinnett Counties) — Spanning two counties from North of Clairmont Road up to SR 140, this project is all about making lane lines visible again. Since it covers a large stretch of the corridor, keep an eye out for late-night crews once work kicks off.
- I-285 Eastbound Express Lanes (DeKalb & Fulton Counties) — The "Top End" transformation is getting real. This multi-county project will eventually add managed lanes from Northside Drive all the way to Henderson Road. It's a heavy hitter that will definitely change the "Perimeter crawl" for the long haul.
- North Fork Trail Phase I (DeKalb County) — A new multi-use trail is being planned along the North Fork Peachtree Creek, eventually connecting Fischer Trail to Chamblee-Tucker Road. It's a great "heads up" for anyone looking for more greenway access near the edge of the neighborhood.
- I-285 Westbound Express Lanes (DeKalb & Fulton Counties) — The flip side of the Perimeter project, this also covers the stretch from Henderson Road back to Northside Drive. These managed lanes are moving through the funding phase, signaling a long-term shift in how we'll navigate the top end of the city.
- Peachtree Blvd (SR 141) at North Shallowford Rd (DeKalb County) — This tricky Chamblee intersection is slated for a total realignment. The goal is to fix the awkward angles where Parsons Drive meets Peachtree Road—a much-needed fix for anyone who braves this turn during rush hour.
- I-85 & I-285 Bridge Preservation (DeKalb County) — Four different bridges across the 85 and 285 interchange are scheduled for "spa treatments," including new joints, painting, and deck repairs. These are essential for safety, but usually mean some weekend lane-narrowing once the work begins.
