BUSYBODY MIDTOWN

Welcome to your weekly update on all things Midtown. This week, we’re highlighting exciting plans for a massive new park on 14th Street and a major medical milestone for Emory University Hospital.
Let’s dive in.
BIG STORIES FROM YOUR NEIGHBORHOOD
New 4-acre park, Level III Neonatal Center, and power outage recovery
Midtown Alliance plans 4-acre public park in heart of Atlanta
The vacant lot on 14th Street between Peachtree and West Peachtree Streets is finally slated for transformation after sitting empty for nearly 40 years. Residents recently gathered at the Museum of Design Atlanta to share their vision for the new green space, which will be shaped by community feedback to serve as a central hub for the neighborhood.
Emory University Hospital Midtown designated a Level III Neonatal Center, the first in metro Atlanta
Local families now have access to enhanced specialized care for newborns as the hospital becomes the first in the metro area to receive this prestigious neonatal designation. This upgrade ensures that Midtown is a primary destination for advanced maternal and infant healthcare, reflecting a major investment in the neighborhood's medical infrastructure.
Midtown Atlanta power outage leaves thousands without electricity
Thousands of residents and businesses across the Midtown area faced significant disruptions this weekend due to a widespread power failure. While electricity was eventually restored to most buildings after several days of recurring issues, the incident highlighted vulnerabilities in the local grid during a busy February week.
Midtown library named after former Grady principal Adger, honors his legacy
The Midtown High School community formally dedicated its library to Thomas Adger, the beloved former principal who led the school during its transition from the Grady High name. This dedication marks a significant milestone in the school's ongoing efforts to honor local leaders who have shaped the education of the neighborhood's youth.
Hundreds gather in midtown Atlanta to protest presidential policies
Large crowds filled the streets of Midtown this week, resulting in a heavy police presence and traffic delays throughout the business district. These demonstrations reflect Midtown's role as a focal point for civic expression.
Car crashes into building near Piedmont Park
A vehicle collision sent a car into a structure on the edge of Piedmont Park this Sunday, sparking concerns about pedestrian and traffic safety in the highly trafficked recreational area. The incident serves as a reminder for residents to remain vigilant near the park’s busy intersections as the city evaluates safety measures for the surrounding neighborhood streets.

LOCAL GOVERNMENT DISCUSSION
Beltline storage ban, temporary fire station, and new mold safety rules
Meetings from the Past Week
Atlanta City Council - Zoning Committee
February 9, 2026 at 11:00 AM
The committee discussed several citywide policy shifts that will impact future construction and land use. A major proposal would require most new buildings (excluding single-family homes) to install push-button activators for primary pedestrian entrances to improve accessibility. Additionally, the committee moved forward with an ordinance to prohibit new warehousing, self-storage, and distribution centers within the Beltline Overlay District. This is part of a broader effort to prioritize high-density mixed-use developments and walkability along the corridor. Other discussions included a sign waiver for a new donut shop at a major Northeast shopping mall and various residential rezonings for townhomes and multi-family projects in neighborhoods like Vine City, Cascade Terrace, and Lakewood.
Atlanta City Council - Public Safety & Legal Administration Committee
February 9, 2026 at 01:00 PM
Public safety infrastructure was a primary focus, specifically regarding the future of fire services in our area. The committee authorized the development of a temporary fire station on Piedmont Road to maintain coverage while the current 170 10th St NE (Fire Station 15) is redeveloped. The plan for the 10th Street site involves a new permanent station topped with high-density affordable housing.
In legislative news, the committee reviewed a "highly hazardous" housing code amendment that would force landlords to inspect reported mold within five days and meet professional remediation standards. Other items discussed generically included a proposed 180-day alcohol license moratorium for the Edgewood corridor following safety concerns and a proposal for a new open-container entertainment district in South Downtown.
Atlanta City Council - City Utilities Committee
February 10, 2026 at 10:00 AM
The committee focused heavily on preparations for the 2026 FIFA World Cup, approving over $2 million for temporary labor to handle increased litter and debris pickup to ensure a "safe environment" during the tournament. The city was also recognized with an "Electric Innovation" award for policies requiring new homes to be built with EV-ready infrastructure. Other business included budget increases for water levee improvements along the Chattahoochee River to prevent facility flooding and a variance request for a residential project in Northwest Atlanta to build closer to the floodplain than city standards usually allow.
Community Development/Human Services Committee
February 10, 2026 at 01:30 PM
Significant progress was made regarding the regulation of short-term rentals. The committee discussed creating a dedicated "Office of Short-Term Rentals" within the Department of City Planning, which would include a mandatory registry and $1,000-per-day fines for platforms that list unverified properties. The committee also moved forward with plans to use a site on Piedmont Road near the park as an interim fire station, which will eventually be converted into permanent greenspace for Piedmont Park once the 10th Street station is rebuilt. Other updates included progress on a $40 million housing grant for the Westside and a citywide study to improve senior accessibility near hospitals and transit.
Atlanta City Council - Transportation Committee
February 11, 2026 at 10:00 AM
Local residents should take note of a significant proposed increase in parking costs; the committee considered raising on-street metered parking fees from $1.00 to $1.75 per half-hour to cover rising enforcement and administrative costs.
Locally, the committee held a public hearing regarding the expansion of the Atlanta Botanical Garden. The proposal involves "abandoning" the eastern segment of Westminster Drive NE, specifically near 1491 Piedmont Ave NE, to allow the Garden to connect its current campus with newly acquired land and the BeltLine without a public road cutting through the property. The committee also touched on regional tensions, requesting explanations from MARTA and the BeltLine regarding the decision to halt the Eastside BeltLine light rail project.
Atlanta City Council - Finance/Executive Committee
February 11, 2026 at 01:30 PM
The committee approved several citywide service renewals, including $3.6 million for security at city facilities and nearly $1 million to deploy "smart" public restrooms in high-use areas and parks. Financial updates included a mandatory change to interest rates on delinquent city taxes to align with state law. The committee also authorized donations for homelessness outreach and park improvements in other parts of the city, such as playground upgrades at a park in Southwest Atlanta and support for business districts in Virginia Highland and Little Five Points. Finally, the committee reviewed the potential annexation of several residential properties in DeKalb County into the Atlanta city limits.

$2.7M Peachtree renovation, Spring St upgrades, and 15th St extension
Permits
The Midtown skyline and storefronts are staying busy this week with some serious money moving into renovations. If you live near 15th or Peachtree, expect to see the usual parade of work vans and maybe some extra noise from the high-rise mechanical updates.
Commercial and High-Dollar Highlights:
1589 Peachtree St NE: A massive $2,700,000 permit was issued for miscellaneous building work. This is a significant investment for this stretch of the Peachtree corridor.
1150 Spring St NW: More major interior work is coming to the Spring Street corridor with a $950,000 commercial alteration permit.
1075 Peachtree St NE: A $850,000 alteration is underway, keeping the Midtown core in a state of constant refresh.
999 Peachtree St NE: Keep an eye on the 20th floor here. A new tenant is moving in, and they are doing a full interior build-out and renovation.
933 Peachtree St NE: You might hear some crane or rooftop activity here as they are replacing a 5-ton split HVAC system.
797 Vedado Way NE: Multi-family miscellaneous building work is noted for this property.
1201 Peachtree St NE: Additional commercial alterations are on the books for this address.
Residential and Neighborhood Notes:
Peachtree Cir NE: One of our Ansley Park neighbors is putting $75,000 into a residential alteration.
The Rest: There are 16 other smaller permits floating around, including two new residential pools (getting ready for summer early!) and two arborist visits for dead or hazardous trees.
Service Requests
Our local "busybody" reports show that Sherwood Forest and the northern edge of Midtown are dealing with a significant pothole problem, while the heart of Midtown is struggling with several "dark" traffic signals.
Potholes: Multiple reports have been filed for Beverly Rd NE (Sherwood Forest) and the intersection of Vedado Way & 8th St. Other repairs are needed on 11th St NE, Monroe Dr NE, and at the intersection of Piedmont Ave & 6th St.
Emergency Traffic Signal Repairs: Emergency crews have been requested to fix signals at the intersection of 18th St NW & W Peachtree St, Peachtree St & Spring St, and Juniper St & 6th St.
Non-Emergency Traffic Signal Repairs: Several "dark" or malfunctioning signals are reported along the 14th Street corridor, specifically at 14th St & Peachtree St and 14th St & Crescent Ave. Additional repairs are needed at Peachtree & 12th St and W Peachtree Pl & Spring St.
Litter & Illegal Dumping: Residents have reported litter issues along Charles Allen Dr & 10th St and Piedmont Ave NE, with a specific illegal dumping investigation requested for a site on Piedmont Ave.

Utilities and Roads
Traffic
15th Street Extension: Work continues on the multi-modal connection extending 15th Street from West Peachtree over to Williams Street. This is going to change the flow of the northern end of the business district significantly once finished.
10th Street Bridge @ I-75/I-85: Expect continued lane reconfigurations on the bridge. They are narrowing travel lanes to 11 feet to make room for buffers and better pedestrian/bike access.
Peachtree Street (North Ave to W Peachtree): This roadway project is in the works to reconfigure travel lanes and improve the streetscape in the southern heart of Midtown.
I-85 Bridge Preservation: Maintenance is ongoing at eight different locations along I-85 in Fulton County. Watch for overnight lane closures and joint replacement work.
SR 13 @ Peachtree Road: Construction of the new roundabout to modify the limited access at the Buford-Spring Connector ramps is ongoing—be careful transitioning between Sherwood Forest and the connector.
Atlanta Watershed
Boil Water Advisory Lifted: While there were some pressure concerns earlier in the week affecting parts of the City of Atlanta/Fulton County system, service has been stabilized for the Midtown area.
Hydrant Maintenance: Residents may see intermittent water flushing on side streets in Sherwood Forest this week as part of routine hydrant testing.
