Atlanta Public Schools - Policy Review Committee

N Highland demolition, Armour Yards upgrades, and new residential pools

Permits

Here’s the latest on the construction and development front around the neighborhood. From some major interior shifts on North Highland to new backyard pools, here is what’s being permitted in our neck of the woods:

  • 772 N Highland Ave NE (Commercial): Interior demolition of three existing tenant suites. This is a significant chunk of space in the heart of Virginia-Highland, so we’ll be watching closely to see what new retail or dining might be moving in.

  • 1856 Piedmont Ave NE (Commercial): Work is moving forward on the fuel equipment and canopy lights for the station here, including new conduits and wiring.

  • 415 Armour Dr NE (Commercial): The clubhouse at Armour Yards is undergoing electrical renovations and improvements.

  • 780 N Highland Ave NE (Commercial): A permit was issued to restore power to this space on North Highland—a good sign that a tenant is getting ready for action.

  • 415 Plaster Ave NE (Commercial): A "second generation" tenant build-out is underway in Piedmont Heights, including minor demolition and the construction of new interior walls.

  • San Antonio Dr NE (Residential): A $200,000 permit has been filed for a new residential pool. Neighbors should expect some outdoor work and machinery on-site soon.

  • Homestead Ave NE (Residential): Significant home renovations are coming to Homestead with a residential alteration permit valued at $186,000.

  • 1769 Cheshire Bridge Rd NE (Commercial): Miscellaneous site work is continuing here, following up on a previous Special Administrative Permit (SAP) for the property.

  • 2120 Plasters Bridge (Commercial): Internal upgrades are happening at this industrial site, specifically the installation of new pallet racking systems.

Aside from these larger projects, there were 48 minor permits issued this week for things like HVAC repairs, electrical updates, and 9 arborist permits for dead or hazardous tree removals. In total, these smaller neighborhood maintenance projects accounted for about $54,426 in local investment.

Road Work

Hey neighbors, here’s a look at the state-level road projects currently affecting our commute or heading our way soon. We have several active projects on the main arteries like SR 13 and I-85, along with some major intersection overhauls in the planning stages.

  • SR 13 at Monroe Drive Intersection Improvement: This is a big one for our area. GDOT is planning to convert this intersection into a multilane/hybrid roundabout. It is currently in the Construction Work Program phase, meaning the project is funded and approved, but crews aren't on site just yet. Keep an eye out for contracts to be finalized soon.

  • SR 13 Resurfacing (from SR 9 to North Fork Peachtree Creek): This stretch of SR 13 is currently Under Construction. Since this project is active, expect to see crews on site and potential lane closures as they work to improve the roadway's surface, which hasn't been fully updated since 2012.

  • Signal Upgrades at 11 locations (including SR 13 & SR 9): This project is Under Construction, meaning active work is happening now to bring signals and pedestrian crossings up to ADA requirements. You may see technicians working on signal boxes or sidewalks at various intersections throughout Fulton County.

  • I-85 Lighting Upgrades (I-75 to North of Lenox Road): Work is Under Construction to replace the old high-pressure sodium lights with energy-efficient LEDs. This involves active work on poles and conduits along the corridor, so watch for nighttime lane shifts.

  • I-85 Resurfacing (Brookwood Interchange to North of SR 155): This project, which spans both Fulton and DeKalb counties, is in the Construction Work Program. Construction has not started yet, but it is funded and imminent. This will eventually impact the main connector for everyone heading north out of the neighborhood.

  • SR 237 (Piedmont Road) Bridge Replacement: GDOT is planning to replace the existing bridge over the CSX railroad tracks. This is currently in the Construction Work Program phase, so while the bridge is still open for now, a major construction project is in the pipeline.

  • I-85 at SR 237 Tunnel Lighting: Spanning DeKalb and Fulton counties, this project is in the Construction Work Program. It will involve upgrading lighting at the tunnel near the I-85/Piedmont Road interchange, but work has not yet begun.

  • Interstate Operational Analysis (I-75 & I-85): This is a multi-county scoping project (covering Clayton, Cobb, DeKalb, and Fulton) currently in the Construction Work Program. It is in the study and planning phase to analyze how to improve traffic flow on our main interstates.

Utility Work

Atlanta Watershed
- Road Closure on 10th Street NE for Sewer Rehabilitation — A portion of 10th Street NE (between Crescent Avenue and Juniper Street) is facing closures for sewer rehabilitation work that began February 19. While this is just west of the neighborhood, it is a major artery for those heading toward Midtown or the Downtown connector from the Ansley Park and Piedmont Park areas, so expect detours and potential delays.

Service Requests
- Potholes — Our local tires are taking a hit with reports coming in for Faulkner Rd, Piedmont Cir, Armour Dr, N Highland Ave, and Cheshire Bridge Rd, as well as the intersection of 14th St and Piedmont Ave.
- Traffic Signal Repairs — There have been multiple requests for signal maintenance at the intersection of Amsterdam Ave and Monroe Dr, along with the crossing at Monroe Dr and Piedmont Ave.
- Litter Removal — Requests for right-of-way cleanup were filed for Piedmont Ave, specifically near the Rock Springs Rd intersection.
- Illegal Dumping — Neighbors have reported an illegal dumping site requiring investigation on Lenox Rd.
- Sign Repairs — A request was submitted for sign repair or replacement at the corner of Ponce de Leon Pl and Drewry St.
